Jacksonville City Council adopted a small-scale amendment to the Future Land Use Map (FLUM) of the 2045 Comprehensive Plan, changing the designation of approximately 3.47 acres at 3062 Sunnybrook Court from Low Density Residential (LDR) to Medium Density Residential (MDR). Filed by Cyndy Trimmer, Esq. on behalf of Artek Homes, LLC, the measure received recommendations for approval from both the Planning Commission and the Land Use and Zoning Committee following public hearings. The amendment enables higher density residential development, allowing for multifamily housing consistent with MDR policies. Under the new designation, the site can support between 6 and 12 dwelling units per acre, promoting infill development and efficient land use. The change aligns with the City’s growth management and housing diversity objectives by increasing the supply of higher-density residential options within established neighborhoods. While this amendment does not itself authorize construction, it establishes the policy framework for zoning and permitting processes to follow in accordance with the 2045 Comprehensive Plan.
