The City Council of Jacksonville adopted Ordinance 2025-166 to change the Future Land Use Map designation of the 15.87± acre parcel at 5355 Pickettville Road from Low Density Residential (LDR) to Light Industrial (LI). This small-scale amendment, filed as Application L-5998-24C by Michael Sittner, Esq. on behalf of Smart and Son Investments, LLC, was reviewed by the Planning and Development Department, recommended by the Planning Commission and the Land Use and Zoning Committee, and approved in a public hearing by City Council. The subject property, located east of Old Kings Road in Council District 10, is more particularly described in Exhibit 1 and graphically depicted in Exhibit 2 of the ordinance. Upon Mayor’s signature or becoming effective without it, the amendment becomes part of the 2045 Comprehensive Plan and development orders must conform to the new LI designation. The ordinance includes a disclaimer that this amendment does not exempt the owner from other applicable local, state, or federal laws or require additional permits. The LI designation will allow light industrial uses, positioning the site for manufacturing, warehousing, and distribution development. No tax incentives, TIF, liquor or cannabis-related approvals accompany this map amendment.
