The ordinance rezones approximately 16.13± acres located at 9239, 9321 & 9325 Garden Street in Council District 12 from Agriculture (AGR) to Planned Unit Development (PUD) to permit single-family detached residential development. This rezoning aligns with Small-Scale Amendment L-6020-25C to ensure consistency with the City of Jacksonville’s 2045 Comprehensive Plan. The subject property, comprised of three parcels owned by William Cecil Glover, Pearl Helen Boles, Jennie Ruth Atkinson, and Marilyn Carol Atkinson, will be governed by the Garden Street PUD documents, including a legal description, site plan, and written description dated January 28, 2025. The PUD district establishes design guidelines and development standards tailored to single-family dwellings, as detailed in Exhibits 1 through 4. The rezoning is contingent upon the final adoption of the companion small-scale land use amendment by the state land planning agency. Upon effectiveness, all development must secure applicable local, state, and federal permits prior to construction. The ordinance becomes effective upon signature by the Council President and Council Secretary after the state compliance review period.
