This ordinance rezones approximately 6.89 acres at 6600 Corporate Center Parkway in Council District 4 from Industrial Business Park (IBP) to Planned Unit Development (PUD) to facilitate the Premier Academy Jacksonville project. The PUD will allow both educational facilities and industrial business park uses on the site, as outlined in the official PUD documents. The property is legally described in Exhibit 1 (dated February 11, 2025) and is shown in Exhibit 2. Detailed written and site plan descriptions are provided in Exhibits 3 and 4, dated February 5 and January 22, 2025, respectively. The rezoning complies with the 2045 Comprehensive Plan, meeting the goals, objectives, and policies for balanced land use. The Council finds the change will not harm adjacent properties or the natural environment and meets the standards of Section 656.340 of the Zoning Code. All other local, state, and federal permits must be obtained prior to development.
