Jacksonville City Council rezoned approximately 32.30± acres at 10550 Deerwood Park Boulevard from the original Planned Unit Development (2003-117-E) to a new Planned Unit Development as part of the Greystone PUD Third Amendment, enabling warehousing, manufacturer’s agent and display rooms, building trades contractor offices, retail sales, and office uses. The amendment applies to seven parcels owned by Greystone Jacksonville LLC, 400 DWP LLC, and 10550 Deerwood Park LLC in Council District 11 and was recommended by the Planning Commission and the Land Use and Zoning Committee. The ordinance finds consistency with the 2045 Comprehensive Plan, furthers its goals, and aligns with Section 656.340 of the Zoning Code. The new PUD is described in Exhibits 1 through 4, which include a legal description, site plan, and written description dated February 26, 2025. It clarifies that the rezoning does not exempt the property from other local, state, or federal laws, requiring all applicable permits and approvals prior to development. The rezoning secures modern logistics and office space within a strategic industrial corridor, positioning the site for targeted commercial growth. Approved ordinance 2025-211 will become effective upon signature by the Council President and Secretary.
