The City Council of Jacksonville enacted Ordinance 2025-213 to rezone approximately 17.21± acres located at 11759, 11777 and 11811 Armsdale Road from Residential Rural-Acre (RR-Acre) to Residential Low Density-40 (RLD-40). The subject property consists of three contiguous parcels north of Smith Pointe Drive, owned by Leonard Liddell, Cassandra Meyer, Timothy Liddell and Brian Liddell, with the rezoning application filed by Cyndy Trimmer, Esq. Under the RLD-40 zoning, the site will support low-density single-family residential development at up to one dwelling unit per 40,000 square feet. The ordinance includes a disclaimer that this rezoning does not exempt the owners from any local, state or federal permitting requirements and becomes effective upon signature by the Council President and Secretary. Exhibits attached to the ordinance include the legal description dated March 5, 2025 and a graphical depiction of the parcels. No additional special use permits or development plan amendments are approved by virtue of this rezoning. All future development must comply with the RLD-40 district standards, including minimum lot size, setbacks and parking requirements as set forth in the city’s Zoning Code.
