This ordinance rezones approximately 32.30 acres at 10550 Deerwood Park Boulevard from the existing Planned Unit Development (PUD) District (2003-117-E) to a newly defined PUD district. The new PUD amendment permits warehousing, manufacturer’s agent and display rooms, building trades contractor offices, retail sales, and office uses. The property, owned by Greystone Jacksonville LLC, 400 DWP LLC, and 10550 Deerwood Park LLC, is located in Council District 11 between Centurion Parkway North and Gate Parkway. The rezoning is consistent with the 2045 Comprehensive Plan, will not adversely affect health, safety, or neighboring developments, and meets the standards of Section 656.340 of the Zoning Code. A disclaimer clarifies that this rezoning does not exempt the project from other local, state, or federal permits or approvals. The ordinance becomes effective upon signature by the Council President and Secretary.
