The Jacksonville City Council approved the rezoning of 14.38 acres at 7820 and 7960 Arlington Expressway from CCG-2, CRO, and an earlier PUD to a new PUD to support the Arlington Expressway PUD mixed-use redevelopment project. The project, led by 8000 Realco, LLC and 8000-1, LLC, includes 659 multifamily units and vertically or horizontally integrated commercial and office uses, with a maximum residential density of 775 units. The new zoning allows for increased height, zero setbacks, flexible parking, and a range of residential and commercial uses. The site plan features multiple 6-story residential buildings, a pool, amenity center, dog walk, pickleball courts, and other open space amenities. The PUD supports compact infill development in the Urban Priority Area and is exempt from Coastal High Hazard Area limitations per previous ordinance provisions.
This rezoning facilitates one of the largest mixed-use residential developments in Arlington, transforming a blighted former federal property into a high-density, amenity-rich community that supports Jacksonville’s goals for smart growth and corridor revitalization.
