The Jacksonville City Council approved the rezoning of 2.04 acres at 7900 Arlington Expressway from CCG-2 to a Planned Unit Development (PUD) to support a 96-unit multifamily housing development with integrated commercial and office space. The rezoning follows a companion land use amendment to High Density Residential (HDR). The site, formerly occupied by Jim’s Place restaurant, is located between Arlington Road North and Century Street in Council District 1. The PUD allows for increased building height, reduced setbacks, and flexible parking to accommodate a cohesive mixed-use development shared with adjacent parcels already zoned PUD. Shared amenities, including pools and recreation facilities, are planned across both phases. The zoning change supports compact urban development in the Urban Priority Area and aligns with Jacksonville’s 2045 Comprehensive Plan.
