The Jacksonville City Council approved a rezoning for a 1.77-acre site located between Abess Road Extension and Marketplace Drive on Atlantic Boulevard. The site was previously part of the Atlantic North PUD (2018-701-E) and is now rezoned into a new PUD to allow outdoor storage of new vehicles for sale, in addition to all previously permitted commercial uses. The parcel will serve as overflow inventory storage for an existing auto dealership, enhancing operational capacity within the Kernan West Auto Park. The rezoning was necessary because the storage function was not explicitly permitted in the original PUD. The new zoning includes restrictions on signage, fencing, and design consistent with the original development, and utilities will be provided by JEA. The project is consistent with Jacksonville’s Comprehensive Plan and was approved alongside a companion land use amendment.
This rezoning expands capacity for local automotive sales while preserving design cohesion within a major commercial development. It enables more flexible use of underutilized commercial land in a key retail corridor.
