Jacksonville City Council approved a small-scale land use amendment for an 11.98-acre site at 0, 11567, and 11585 Atlantic Boulevard, changing its future land use designation from Residential-Professional-Institutional (RPI) to Community/General Commercial (CGC). The amendment enables expanded commercial uses consistent with the surrounding Atlantic North development and aligns the property with nearby Community General Commercial land uses. The site is located between Abess Road Extension and Marketplace Drive in Council District 2 and includes portions of RE #167445-0215, #167445-0194, and #167445-0196. The applicant, Michael Herzberg, filed on behalf of the Atlantic North Land Trust to support future redevelopment consistent with Jacksonville’s 2045 Comprehensive Plan. The Planning Commission, Planning Department, and LUZ Committee recommended approval.
This amendment supports the continued growth of a key commercial corridor along Atlantic Boulevard, enhancing opportunities for retail and service development in Jacksonville’s east side. It ensures consistent planning and land use alignment for a large redevelopment site.
