The City of Jacksonville approved a rezoning of approximately 29.4 acres located between Aladdin Road, Tar Kiln Road, Shady Creek Drive, and Julington Creek Road from RR-Acre to a Planned Unit Development (PUD). The rezoning will allow for a new single-family residential subdivision with restrictive lot sizes and enhanced buffers. Parcel A is the primary development site, permitting lots of at least 9,600 sq ft with access via Aladdin Road. Parcel B, a retained parcel, allows two total dwellings on 10,000 sq ft lots. The PUD includes open space, stormwater management, recreational amenities, and natural buffer zones totaling over 5.3 acres. It also includes conditions such as fencing, landscaping, and optional gated access. The property lies within a suburban low-density residential area and will be complemented by a separately proposed 16-acre Conservation zoning buffer to the east.
