The City Council of Jacksonville denied a request to rezone an 11.38-acre property at 7535 Fort Caroline Road from Residential Low Density-90 (RLD-90) to Planned Unit Development (PUD) District. The proposed PUD aimed to permit a maximum of 69 townhomes. The rezoning was denied because the proposed use of 69 townhomes was deemed inconsistent and incompatible with the existing single-family homes and RLD-90 zoning of adjacent properties. The Planning Department report and public hearing testimony indicated the surrounding area primarily consists of single-family subdivisions. The Council found the proposed development would deviate from the established orderly development pattern and would adversely affect the health and safety of residents in the area, and would be detrimental to the natural environment. The City Council vote to deny was 16-0.
