An ordinance was approved to rezone approximately 71.76 acres in Council District 11, located between Baymeadows Road, Philips Highway, and Interstate-95. The property, owned by DFH Prominence, LP, was reclassified from an existing Planned Unit Development (PUD) District to a new PUD District to permit office and multi-family residential development. The application was filed by Paul Harden, Esq. The rezoning was approved subject to a condition requiring a traffic study to be provided at Civil Site Plan Review, which must meet the requirements of the Land Development Procedures Manual Section 1.1.11 (January 2024). The Land Use and Zoning Committee amended and approved the ordinance 7-0 on February 19, 2025, and the City Council further amended and approved it 18-0 on February 25, 2025.
