Ordinance 2025-9-E amends Section 656.399.7 of the Jacksonville Zoning Code, specifically targeting Subpart M (San Marco Overlay Zone) to revise building restriction lines within the Alford Park Subdivision. This amendment modifies front and side yard setbacks for lots located on Arcadia Avenue, Belote Place, Mitchell Avenue, and Alford Place. For instance, lots on the east side of Arcadia Avenue and all sides of Belote Place now have a 35-foot front yard setback and a 15-foot combined side yard setback, while lots on the east side of Belote Place have a 25-foot front yard setback. Additionally, the ordinance permits the reconstruction of primary structures and alterations built more than fifty years prior to January 1, 2025, on their original historic footprint, even if they are non-conforming due to the new setback limitations. The City Council approved the ordinance on February 25, 2025.
