The Jacksonville City Council has approved the establishment of the Coastal Ridge Community Development District (CDD), spanning 1,002.30 acres in southeastern Jacksonville. The district, located east of Philips Highway and I-295, will facilitate the development of residential and mixed-use communities, including approximately 1,101 residential units. The CDD has been granted special powers to manage and maintain parks, security infrastructure, and community amenities. The development aligns with Jacksonville’s comprehensive land use planning, ensuring efficient resource management and infrastructure improvements. The district may expand within the next ten years to incorporate additional parcels as part of a planned community expansion.
The establishment of the Coastal Ridge CDD ensures that infrastructure and amenities will be maintained through a dedicated governing body, reducing the financial burden on the city. It also promotes sustainable development, enabling long-term planning and growth management in Jacksonville’s rapidly expanding areas.
