The rezoning from Commercial Office (CO) to Commercial Community/General-2 (CCG-2) is being sought to allow for the retail sale of new and/or used mobile homes on 1.87 acres. The site is located on 103rd Street, a Minor Arterial roadway in Jacksonville's southwest area. This rezoning will ensure the land use is consistent with the 2045 Comprehensive Plan and will enable further commercial development in the area, enhancing the commercial corridor. The property is located near a mobile home park, and as such, a 10-foot uncomplimentary buffer will be required to mitigate impact. A 25-foot building setback is also required where the commercial district is adjacent to residential areas.
This rezoning will enhance commercial activity along the 103rd Street corridor and aligns with the City's Comprehensive Plan to promote commercial development while preserving residential neighborhood viability.
