The City of Houston City Council approved Amendment No. 1 to the Ground Lease Agreement with Intuitive Machines, LLC for its Lunar Operations Center Development at Houston Spaceport at Ellington Airport. This amendment expands the leased premises by an additional 3.00 acres, increasing the total leased area for aeronautical and aerospace operations. Intuitive Machines, LLC will invest at least $12,000,000.00 within three years to construct additional facilities on both the initial and expansion tracts, including a storage building, a free-standing facility for the Initial Special Purpose Facility, and facilities supporting NOVA-D capabilities and in-house tank production, as well as employee and visitor parking. The amendment also extends the initial lease term from 20 to 25 years to facilitate repayment of costs advanced by the City. The initial Lunar Operations Center included an approximately 125,000 square foot building. The rental rate for the new 3.00-acre expansion tract will be $100 per month during the due diligence and construction phase, increasing to $117,500.00 per year afterward, with a 15% increase every five years.
