On June 24, 2025, the Houston City Council adopted an ordinance establishing a Special Minimum Building Line of 17 feet for the 700 block of East 12th ½ Street on the south side, between Beverly and Studewood Streets. The application was initiated by the property owner of Lot 1, Block 33 in the Studes Sec 2 subdivision and supported by 75% of block property owners. The Planning and Development Department reported that notifications were sent to all property owners with no protests filed, and recommended Council approval. The designation sets a consistent front-setback requirement for future development within the block.
