The tract lies within the City of Houston's extraterritorial jurisdiction near Spring Cypress Road, TC Jester Boulevard, Pinelakes Boulevard, and Kuykendahl Road and is proposed for development as single family residences. The Utility District Review Committee evaluated wastewater collection and treatment, potable water distribution, stormwater conveyance, and other public services and confirmed capacity. Wastewater services will be provided by Bridgestone MUD's Wastewater Treatment Plant No. 1, and potable water distribution by the District. Seals Gully, in the Cypress Creek watershed, is the nearest major drainage facility. The tract is outside the 100-year and 500-year floodplains. By executing the petition, the District agrees to obtain city approval for all water conveyance, wastewater, and stormwater system plans prior to construction.
