The City of Houston approved the designation of the Park Eight Special Parking Area (SPA) north of Bellaire Boulevard and west of Beltway 8 within the Park Eight Walkable Place Area. This SPA designation allows for reduced parking requirements, including 2.13 parking spaces per 1,000 sq. ft. of gross floor area for non-residential uses and 1.12 parking spaces per multi-family unit. Garden Capital Partners, which owns all parcels within the SPA, will implement a campus-like setting with on-street and distributed parking, recognizing shared parking needs and alternative transportation access. Community engagement over five years secured local support for this initiative.
