The approval allows the property, owned by Montbello 14400 LLC, to be subdivided into three lots, three blocks, and three tracts for future townhome development. The plat dedicates various rights-of-way and easements for public use, utilities, and emergency services. It includes a total land area of 189,895 square feet (4.359 acres), with 116,887 square feet allocated to the three lots. The project received necessary departmental approvals from the City Engineer, Department of Transportation and Infrastructure, Community Planning and Development, and Parks and Recreation in May 2025. The dedication was formally executed by Joseph Delzotto, Manager of Montbello 14400 LLC, and Megan M. Ferguson, CEO of Impact Development Fund, which holds a deed of trust on the property.
