This ordinance rezones 8430 Northfield Boulevard in the Central Park neighborhood from C-MU-20 with Waivers to two new zoning districts: C-MX-5 along the Northfield Boulevard frontage and C-MX-8 for the larger interior area. The change affects approximately 757,387 square feet (17.39 acres) of land, including portions of adjacent rights-of-way. The smaller portion (168,085 SF) is designated C-MX-5, and the larger portion (589,302 SF) is designated C-MX-8 to establish a transitional scale and align with the neighborhood context. Notice was provided in January and April 2025, and a Planning Board hearing was held on May 7, 2025. Staff received 30 public letters (10 support, 1 comment, 19 opposition) citing concerns over traffic and infrastructure. The ordinance was approved by the City Council and recorded by the Clerk.
