The City Council reclassified three adjacent parcels at 500, 551 and 501 Wazee Street from C-MX-8 (Commercial Mixed-Use) to D-CPV-C (Downtown Central Platte Valley Commercial). The change implements goals of Denver Comprehensive Plan 2040, Blueprint Denver 2019, and the 2018 Downtown Area Plan Amendment by allowing high-density mixed-use infill adjacent to transit. The new district permits a broad mix of residential, commercial, office, retail, hospitality, civic and institutional uses, with flexible building forms and minimal setback requirements. It targets the site as a Regional Center to capture significant housing and job growth and encourages redevelopment of underutilized surface lots. The rezoning aligns with the Downtown neighborhood context’s tallest building forms and supports compact, walkable development. Extensive outreach with council staff, RNOs, LoDo District Inc., Auraria Higher Education Center and HOST led to a Voluntary Affordable Housing Agreement and community partnerships.
