The City’s Land Use, Transportation & Infrastructure Committee recommended approval of a rezoning request for 1401 North Fairfax Street in the Hale neighborhood from U-TU-C to U-RH-3A on October 15, 2024. The 12,268 square-foot corner parcel currently contains an existing four-story, eight-unit apartment building constructed in 1938. The U-RH-3A district allows rowhouses, duplexes, tandem houses, and three-story apartment buildings on corner lots along arterial streets, aligning the zoning with the existing building form and neighborhood context. The rezoning is consistent with Denver’s Comprehensive Plan 2040, Blueprint Denver, and the East Area Plan, all of which support low- and medium-density residential infill near transit and amenities. Committee members found the change furthers public welfare by preserving an occupied residential building and encouraging compatible infill.
