This rezoning application seeks to change the zoning of the 9,375 SF concrete block building at 401 North Delaware Street in Baker from U-RH-2.5 to U-MX-2x to allow adaptive reuse for low-intensity, neighborhood-serving commercial uses. The Planning Board held a public hearing on August 7, 2024, and voted unanimously to recommend approval. Staff found the proposal consistent with Comprehensive Plan 2040 goals for infill and mixed-use development, Blueprint Denver’s Urban and Low-Medium Residential contexts, and the Baker Neighborhood Plan land use recommendations. The rezoning meets all Denver Zoning Code review criteria including uniformity of district regulations, furthering public health, safety, and welfare, and consistency with the zone district’s purpose and neighborhood context.
