This ordinance rezones 14.58‐acre properties at 4050 N Colorado Blvd from B-3 (Former Chapter 59) to C-MX-5 and C-MX-8. The rezoning establishes mixed-use urban center zoning with maximum heights of 5 and 8 stories respectively. The site is east of Colorado Blvd, south of I-70, within walking distance of the RTD 40th & Colorado station, and subject to an approved Large Development Framework. The northern portion of the site is rezoned C-MX-8 allowing up to 8 stories, and the southern portion is rezoned C-MX-5 allowing up to 5 stories, with incentives for additional affordable housing. The change removes the existing B-3 Planned Building Group and waivers, replacing them with Denver Zoning Code standards for build-to lines, transparency, and street activation. The rezoning supports approximately 350 affordable owner units in partnership with Elevation Community Land Trust and 60-70 senior affordable units. Two letters of opposition cited concerns over traffic, retail mix, and building height. The application was recommended for approval by staff on July 10, 2024, and forwarded by the Planning Board on July 17, 2024.
