An ordinance to amend Ordinance #1827-2024, which previously allowed a multi-unit residential development at 1479 N. HIGH ST. with reduced development standards in the C-4, Commercial District. The original ordinance granted variances for C-4 permitted uses, building height, and parking/circulation. This amendment specifically updates the parking space reduction variance to reflect an increase in the number of proposed bedrooms from 450 to 493. This results in an updated requirement of 247 parking spaces, still with zero provided on-site. The site is now zoned UCR (Urban Core District) under Title 34, but the project is completing under Title 33 Zoning Code. All other provisions of the original ordinance remain unchanged. The ordinance is conditioned on obtaining applicable permits, a Certificate of Occupancy, and implementing infrastructure improvements for loading/unloading and pedestrian traffic.
