An application (Z24-020) was filed to rezone 1.59± acres at 753 Harmon Avenue from C-4, Commercial District, to M, Manufacturing District. The site, located at the southwest corner of Harmon Avenue and Griggs Avenue, currently has a commercial warehouse. The proposed use is for a storage warehouse. The Development Commission, Franklinton Area Commission, and City Departments all recommended approval of the rezoning. Staff supported the change because it aligns with existing manufacturing and industrial uses nearby, despite the proposal not being entirely consistent with the West Franklinton Plan's "Regional Mixed Use" recommendation. The rezoning is conditioned on establishing a 35-foot height district and planting three specific trees along the Harmon Road frontage, spaced 35 to 40 feet apart.
