The rezoning of 142.5 acres from Rural to Limited Apartment Residential and Commercial Planned Development Districts was approved by the Development Commission (6-0) on May 9, 2024. The site, currently agricultural, is to be developed as a mixed-use project with 11 subareas. Residential components include 227 single-family lots and up to 1,007 multi-unit residential units (townhouses and apartments). Commercial development will feature limited C-4 and C-5 uses. The plan also dedicates 18.75 acres to open space preservation. The proposal is consistent with the Interim Hayden Run Corridor Plan (2004) and Columbus Citywide Planning Policies (C2P2) Design Guidelines (2018), incorporating design elements such as units fronting the Heritage Trail and open spaces, connectivity between subareas, activation of open space, and screened parking. A concurrent Council variance (Ordinance #2035-2025; CV24-097) for reduced residential development standards is also part of the project.
