This ordinance amends a previously approved rezoning (Ordinance #0288-2020, Z19-064) for a 33.98-acre property at 2114 IKEA Way. The original rezoning changed the property from L-C-4, Limited Commercial District to CPD, Commercial Planned Development District, allowing for commercial uses and establishing development standards. This amendment specifically repeals and replaces Section 3 of the original ordinance to modify parking setback and landscape buffer commitments with a new site plan. The changes include reducing the public street parking setback from 30 feet to 20 feet and revising the landscaped buffer requirements, particularly a 50-foot landscaped parking setback along the north property line that requires maintaining existing trees, supplemental planting, and fencing. All other sections of the original Ordinance #0288-2020 remain in effect. The site is currently undeveloped and is designated as “Regional Mixed Use” in the Far North Plan.
