An application was approved to rezone a 1.93-acre undeveloped parcel at 6680 Lockbourne Road from L-M, Limited Manufacturing District, to a new L-M, Limited Manufacturing District, specifically to permit the development of an electrical sub-station. The site was previously subject to Ordinance #0492-2022 (Z21-081), which restricted the proposed use and imposed more stringent development standards. The rezoning includes a height district of 35 feet and commits to specific development standards such as a 50-foot setback from Lockbourne Road, restricted access to Lockbourne Road primarily for construction and maintenance of the substation, and detailed landscaping and screening requirements including a 6-foot high mound and 25 evergreen trees along the Lockbourne Road frontage. The proposal is consistent with the South Central Accord (1997) plan's recommendation for "Light-Industrial" and "Agricultural/Open Space" uses, and the C2P2 Design Guidelines for industrial development adjacent to residential uses. The Development Commission, Far South Columbus Area Commission, and City Departments all recommended approval of the rezoning.
