The City Council approved rezoning application Z25-004 for a 1.93-acre parcel at 6680 Lockbourne Road. The site was previously zoned L-M, Limited Manufacturing District, and will remain L-M, Limited Manufacturing District, but with specific limitations to permit the development of an electrical sub-station. The new limitation text commits to a site plan and includes supplemental development standards for building setbacks (50 feet from Lockbourne Road), traffic access (primary access from Lockbourne Road, with restricted access for other purposes), and significant landscaping and screening, including a minimum six-foot high mound and 25 evergreen trees along Lockbourne Road. The Development Commission recommended approval (4-0) on May 8, 2025, and the Far South Columbus Area Commission also recommended approval. City Departments conditionally approved, with final approval contingent on a revised limitation text to allow only the electrical sub-station use and appropriate access commitments. The proposed use is consistent with the South Central Accord (1997) plan's recommendation for "Light-Industrial" and "Agricultural/Open Space" at this location.
