This ordinance amends previous Ordinances #3143-2021 and #1927-2023 for a 9.3-acre property at 457 Cleveland Avenue. The property was initially rezoned from M, Manufacturing District, to CPD, Commercial Planned Development District, for a mixed-use development including office, retail, restaurant, and apartment units. The first amendment (Z20-114A) modified aisle width, maneuvering, and increased a parking reduction. This latest amendment (Z20-114B) further modifies the CPD development text by changing the mix of uses: office space is reduced from 49,000 to 4,500 square feet, restaurant and retail uses are increased from 8,850 to 40,950 square feet, and the number of dwelling units is decreased from 364 to 351. Additionally, the required parking is increased from 774 to 800 spaces, while still providing 559 on-site spaces. The CPD site plan has also been modified to relocate an outdoor pool and pool building. The Historic Resource Commission and City Departments recommended approval.
