The Columbus City Council approved a grant agreement with Preservation of Affordable Housing Inc. for up to $1,000,000.00 for critical repairs to Walnut Grove, a 176-unit multifamily property located in the Blacklick area. Walnut Grove is a mixed-income community comprising single-family homes, townhouses, and traditional apartments, with many residents receiving rental subsidies to prevent homelessness. The property was built in 2003 with builder-grade materials that have exceeded their useful life, leading to an accelerating need for emergency repairs. The grant funds will address pressing needs, including allocating $500,000.00 for roof replacements (approximately 25 units), $350,000.00 for HVAC unit replacements (approximately 28 complete units), and $150,000.00 for window glazing replacements (approximately 300 panes). Berardi + Partners were engaged by the Property Management team to identify the most egregiously failed units. The funding will be certified against the General Fund 1000, Income Tax Set Aside Subfund 100099, and will be reimbursed upon receipt of bonds from the 2024 Capital Improvement Budget.
