The Columbus City Council authorized the Director of the Department of Development to enter into a Pay As We Grow (PAWG) Agreement with M/I Homes of Central Ohio, LLC, the prospective owner of approximately 27.9 acres at 4570 Central College Road. This agreement formalizes the fulfillment of PAWG requirements for a proposed development of up to 138 units. The Subject Property was previously part of a larger 58.3-acre rezoning from Blendon Township to Columbus in 2021 (Z20-099) by Treplus Communities. As part of that rezoning, Treplus Communities made a $500,000 contribution to the City for costs associated with incorporating the property's Central College Road access point into the Northeast MOU - Central College Ulry Road Reconstruction project. This new legislation memorializes that $500,000 contribution as M/I Homes' fulfillment of the standard $2,300 per residential unit contribution for the northeast PAWG program. Additionally, the agreement requires the developer to cooperate with the City in creating a new tax increment financing (TIF) incentive district that includes the Subject Property.
