An application for rezoning 27.8 acres at the northwest corner of Central College Road and Lee Road from PUD-4 to PUD-6, Planned Unit Development Districts, was approved. The site was previously zoned for a 156-unit senior housing development. The new PUD-6 zoning allows for the development of 139 single-unit detached dwellings, representing a reduction of 17 units from the previous plan. The project will feature a private street network with 6.96 acres of dedicated open space, which accounts for 24.9% of the total area. Development standards include a maximum height of 35 feet, minimum front yard setback of 20 feet, rear yard setback of 25 feet, and side yard setback of 5 feet. Access will be provided by one full access point from Central College Road and a secondary emergency access point on Lee Road. Four-foot wide sidewalks are required throughout the development. The Development Commission recommended approval with a 5-0 vote on June 12, 2025, and city departments also supported the proposal.
