The City Council of Columbus granted a variance for a mixed-use development at 4600 Lakehurst Court. The project involves establishing three subareas on the property, which will be split into three separate parcels. Subarea 1 will contain 175 new apartment units attached to an existing parking garage and an existing office building. Subarea 2 will have 285 new apartment units in two buildings, and Subarea 3 will include 165 new apartment units in one building. The variance allows for reduced development standards, including drive aisle widths, parking lot screening, maneuvering area, parking space dimensions, required parking, building lines, and perimeter yard. Specifically, the required parking was reduced from 428 to 326 spaces for 285 units on Subarea 2, and from 247 to 29 spaces for 165 units on Subarea 3, with a total of 834 parking spaces provided across the entire development, utilizing 87 surplus spaces from Subarea 1. Building setback lines were reduced from 60 feet to 25 feet along Emerald Parkway and from 80 feet to 25 feet along Tuttle Crossing Boulevard. Perimeter yard was reduced from 25 feet to zero feet along future parcel lines. This decision revokes previous Ordinances #0257-2025 and #1180-2025. The proposal is consistent with the City's objective of creating more housing and aligns with Columbus Citywide Planning Policies (C2P2) Design Guidelines.
