The Development Commission staff recommended approval for the rezoning of a 10.18-acre site at 2618 Bethesda Avenue in Columbus, Ohio. The site, consisting of two parcels, currently zoned R (Rural) and R-2 (Residential), will be rezoned to AR-1 (Apartment Residential District H-60) to allow for a multi-unit residential development. The proposed project includes 194 apartment units distributed across three buildings (111, 59, and 24 units). The location is at the northwest corner of Bethesda Avenue and Sunbury Road. While the site is within the planning boundaries of The North Central Plan, which recommends "Parkland" uses, staff recognized mitigating factors for support, including high-quality building elevations and site plan, sensitivity to natural features, and connectivity to the Alum Creek Trail, as well as the promotion of housing for all economic levels. A concurrent Council variance (CV24-158) for reduced building lines and perimeter yard will be considered separately by City Council. The North Central Area Commission recommended approval with a 5-0-1 vote, and the Brittany Hills community will enter into a Good Neighbor Agreement.
