The OhioHealth Corporation requested a rezoning from C-3, Commercial District, to L-C-4, Limited Commercial District (H-200) for their 45.48-acre Riverside Methodist Hospital campus. The proposed L-C-4 district would permit hospital and medical campus uses. A BZA variance and Special Permit (BZA24-096) is also pending to reduce parking requirements and allow a second heliport. The limitation text specifies a 55-foot setback from Thomas Lane and a maximum building height of 35 feet within that setback area. This is consistent with the Olentangy West Area Plan's recommendation for "Institutional" land uses. City Departments recommended conditional approval, pending resolution of traffic-related comments, which have since been resolved. The site is located at the northwest corner of Olentangy River Road and West North Broadway.
