The Columbus City Council considered a variance application (CV24-161) to allow reduced building setbacks for a proposed 4.1-acre self-storage facility at 1941 Stelzer Road. The variances sought to decrease the required building setback from 60 feet to 20 feet along Stelzer Road and from 25 feet to 10 feet along the southern property line, which abuts a residential district. The applicant argued that the self-storage facility, as a low-intensity use, is compatible with the surrounding mixed-use industrial park and would avoid significant negative impacts on the neighborhood concerning traffic, noise, or city services, also allowing for lower building heights more consistent with adjacent residential uses.
