City Council approved Council Variance CV24-139 to rezone a 17.2-acre parcel at 4600 Lakehurst Court from L-C-2 and L-C-4 to AR-O, Apartment Office District, to facilitate a mixed-use redevelopment. The plan retains one existing 57,660-square-foot office building and parking garage, demolishes three office buildings, and constructs four new multi-family residential buildings totaling 625 dwelling units. The project splits the site into two subareas—Subarea 1 (6.0 acres) and Subarea 2 (10.8 acres)—and secures variances to reduce building lines along Britton Parkway and Tuttle Crossing Boulevard from 60 ft and 80 ft to 25 ft, cut the minimum required parking from 675 to 355 spaces, adjust aisle widths, parking lot screening, maneuvering, parking space dimensions, and perimeter yard requirements along the internal subdivision line. The design orients buildings to frame central surface parking areas behind street frontages in accordance with Columbus Citywide Planning Policies, and leverages shared parking with the existing garage to satisfy overnight demand. Variance findings demonstrated practical difficulties under Sections 3333.18, 3312.49, and related code sections, and the Hayden Run West Civic Association recommended approval.
