Council approved CV25-006, a variance allowing Columbus Printed Art Center to convert an existing 22,397 SF warehouse at 705 Ann Street into artist studios, an art gallery, and art production spaces with a new 15-space parking lot on adjacent Parcel B, in the R-2F residential district. The decision grants variances to permit mixed-use art facilities and accessory parking in a zone where such uses are not allowed, reduce required parking from 56 to 15 spaces, modify building line setbacks along Ann Street, East Beck Street, and Drake Alley, eliminate vision clearance triangles, and waive minimum yard, maximum lot coverage, and floor area ratio limits. It maintains the existing building footprint, proposes a future courtyard garden, and installs fencing and screening around the 45.1 ft by 140 ft lot. Variances include zero-foot parking setback on Beck Street, three-foot setback on Ann Street, no interior parking island shade trees, elimination of required screening adjacent to residential properties, and full lot coverage on Parcel A. The site plan adds bike racks and street trees along public rights-of-way, retains existing utilities and right-of-way conditions, and aligns with the Near Southside Plan recommendations and C2P2 design guidelines.
