The City Council granted a variance to legitimize and expand an existing automotive maintenance and tire sales facility and to allow permanent placement of a food truck at 3439 Parsons Ave. The approved variance legalizes previous unpermitted building expansions, permits overnight parking of company vehicles inside a fenced site, and allows a food truck to remain on-site overnight without requiring a separate special permit. The request included relief from the 25-foot front building setback for the food truck and permission to maneuver across parking spaces, right-of-way, and parcel lines for site access. Staff supported the proposal due to its consistency with the Scioto Southland Plan’s recommendation for commercial land use and recognition of practical difficulties related to the site’s configuration and existing use. The 0.34-acre site at the southwest corner of Parsons Avenue and Colton Road is surrounded by residential and commercial properties and has operated as an automotive use since 1949. The Far South Columbus Area Commission and city departments recommended approval, and the variance ensures that all future development on-site remains automotive-related under C-3 zoning.
