The Columbus Development Commission conditionally approved a request to rezone a 1.46-acre parcel at 2700 Lockbourne Road from R-2 Residential District to AR-1 Apartment Residential District. This change permits the development of a multi-unit residential complex comprising up to 35 units across four buildings. The site is currently undeveloped. The proposal includes variances for building setbacks and perimeter yard, which will be heard by City Council. The site is located at the northeast corner of Lockbourne Road and Faber Avenue. While the Tri-South Neighborhood Plan (2003) recommends "Retail Commercial" for this location, the conditional approval acknowledges the existing residential zoning and surrounding single-unit residential uses. Department of Public Service comments, particularly regarding a right-of-way dedication exception request and an access point to Faber Avenue, needed to be addressed prior to City Council consideration. The Far South Columbus Area Commission recommended approval with an 8-0-1 vote on January 9, 2025.
