City Council granted variances for a 35-unit multifamily townhome development at 2700 Lockbourne Rd, reducing building setbacks and perimeter yard requirements to facilitate the project following a pending rezoning to AR-1. The variances include reduced front building lines from 50 ft to 0 ft along Lockbourne Road and 25 ft to 5 ft along Faber Avenue, and reduced perimeter yards from 25 ft to 10 ft north and 3 ft east to accommodate the layout with four structures and central open space. The site comprises 1.46 acres at the northeast corner of Lockbourne Road and Faber Avenue, currently vacant and surrounded by a library branch to the north, single-family homes to the east, undeveloped land to the south, and a recreation center to the west. Applicant Preferred Living, represented by attorney David Hodge, on behalf of owner Mustafa Ekingen, proposed four townhome structures containing 35 units with one-car garages and driveways, arranged around a central open space preserving existing trees. The design frames the property with buildings fronting both streets per Columbus Citywide Planning Policies (C2P2) guidelines, promotes high-quality architectural design consistent with Underhill & Hodge elevations, and minimizes surface parking by integrating garages. Staff and the Far South Columbus Area Commission recommended approval, noting compliance with Tri-South Neighborhood Plan objectives and preservation of tree islands between garage accesses. The requested area variances will not impair light, increase congestion, or diminish property values, and utility enclosures are located within the reduced setbacks. AR-1 zoning (H-35) is pending, with buildings up to 35 ft height.
