The Columbus City Council granted a variance to Metro Development LLC to facilitate a multi-unit residential development at 4240 Hamilton Square Blvd by reducing the required perimeter setback from 25 feet to 5 feet and increasing the accessory garage height from 15 feet to 16 feet. The 1.98-acre site, currently zoned L-M and pending reclassification to L-AR-1, will accommodate a 48-unit apartment complex with parking positioned behind the buildings in compliance with C2P2 Design Guidelines. The variance addresses practical difficulties stemming from the property’s irregular shape and maintains the required front-yard setback while ensuring that adjacent properties are not adversely affected. Staff and the Greater Southeast Area Commission supported the request, finding it consistent with similar developments in the area and the South East Land Use Plan’s Employment Center designation.
