Standard AR-1 development standards include a minimum lot area of 20,000 square feet, front yard setback of 25 feet, side yards of 6 feet, rear yard of 20 feet, 60% lot coverage, and parking at two spaces per unit. The site is bordered by a Columbus Metropolitan Library branch to the north, a community recreation center to the west, and single-unit homes to the east and south.
