This ordinance approves a rezoning of the property at 762-768 Neil Avenue from R-4 to MU-2 to facilitate development of a 20-unit mixed-use building. The rezoning allows for increased density, mixed-use residential and commercial uses, and greater building height consistent with the MU-2 district. The MU-2 zoning permits multi-family residential, retail, office, and lodging uses. The new zoning authorizes a building height up to 80 feet and a density of 50 units per acre. Minimum setbacks are 10 feet front and rear, with 5 feet side setbacks. The MU-2 district requires 1 parking space per dwelling unit and 1 per 300 square feet of commercial space. Previous R-4 zoning limited developments to single-family dwellings. The rezoning is part of the city's strategy to encourage infill and mixed-use development in urban corridors. No tax increment financing or other incentives are associated. The decision was unanimously approved by Columbus City Council.
