Columbus City Council approved a variance (CV24-145) for 337 Linwood Ave., allowing the use of a single-unit home as a Type A family child care home, which accommodates up to 12 children. The R-3 zoning district typically allows only Type B family child care homes with a maximum of six children, or daycare centers associated with religious or educational institutions. This variance also reduces the parking requirement from six spaces to two. The proposal received support from both the Near East Area Commission and city planning staff, who noted that the primary use of the parcel remains residential and the use will not introduce incompatibilities to the neighborhood. The variance is subject to obtaining appropriate permits and a zoning clearance certificate.
This decision enhances neighborhood-based child care capacity while maintaining residential character. It offers increased child care options in a walkable, underserved area of the Near East Side.
